The Types of Damage We Repair
Quebec asphalt ages quickly. Between heavy truck loads, de-icing salt, freeze-thaw cycles and UV oxidation, a parking lot loses an average of 8 % of its usable surface area per year without proper maintenance. Here are the main types of damage we address on residential, commercial and municipal job sites:
- Potholes. Deep cavities where the asphalt has collapsed under the effects of frost and traffic. They need to be repaired with hot mix before they double in size each spring.
- Longitudinal and transverse cracks. These appear along the main paving axes and require hot crack sealing before they widen into crevasses.
- Alligator cracking. A sign of structural subgrade failure: the asphalt fractures into a pattern of small, closely spaced polygons. The entire area must be excavated and rebuilt.
- Localized depressions. Areas of paving that sink where the subgrade has shifted. We mill, fill, recompact and lay new hot mix.
- Crumbling curbs and broken concrete-asphalt joints. The junction between a concrete slab and an asphalt pavement is a weak point: it must be sealed with a specific product to remain watertight.
- Edge cracking. Pavement edges that break apart due to lack of lateral containment. We rebuild the edge with a compacted bevel.
Our Asphalt Repair Process
Each type of damage requires a different approach, but the principle remains the same: never settle for simply covering the problem. Here is how we approach a typical repair.
- On-site diagnosis. We analyse the cause of the damage before proposing a solution. A pothole that reforms every year in the same spot often conceals a drainage problem that needs to be addressed first.
- Marking and sawcutting. For significant repairs, we saw the perimeter of the area to be removed with a diamond saw, to obtain clean edges that ensure a solid bond between the old and new asphalt.
- Excavation and cleaning. We remove the damaged asphalt down to a stable substrate, then clean the cavity with compressed air.
- Application of a tack coat. A bituminous emulsion is sprayed onto the walls and base to ensure adhesion between the old and new paving.
- Hot mix placement and compaction. We lay HL3 or HL8 hot mix depending on the application, then compact it with a plate compactor or roller depending on the surface area.
- Joint sealing. The perimeter of the repair is hot-sealed to prevent water from infiltrating at the joint and creating a new weak point.
Hot-Applied or Cold-Applied Repair?
Bagged cold mix products (such as UPM or EZ-Street) have their place in winter emergencies, when the ground is frozen and hot mix plants are closed. But they are not a lasting solution. They remain soft for several weeks, deform under tyre pressure, and almost always end up being removed and replaced with hot mix the following spring.
We consistently favour hot-applied repair as soon as the season allows (May to October). Hot bituminous mix, properly placed and compacted, has the same service life as the surrounding new paving: between 15 and 25 years.
Residential, Commercial and Municipal Repair

Can you repave over cracks instead of repairing them?
No. Cracks systematically work their way back through the new layer within a few years — this is known as reflective cracking. Substrate preparation is mandatory before any resurfacing.
